Operatives in grey area property marketing MUST NOW decide to downgrade, or raise the bar which we see positive for agents fees to now increase. Selling on Service will become a more important message for agents.

We appreciate that private sales sites exist and will now be able to provide lawfully a board. Private sales operatives will however be restricted as to ancillary services which we hope will include now not being able to offer financial services, conveyance, taking photo`s of properties, offering insurance and maybe even the service of putting the board up, even though sold to the private seller.

Studies in other countries show that in general public would prefer to buy through an independent party rather than the owner direct. Some studies also show that private sales are on the decrease and that most private sales are in instances between family members or the likes off long tern tenants buying the rental home their inhabit.

With high portal costs and a opportunity to sell on service that Private operatives will no longer be able to do, other than provide a board and let a private home seller put their home on the private operatives website we see NOW as a great opportunity for agents to pull together and pool resources and redefine what a true agent is and quantify the services and skills they offer that private operatives CAN`T.

PRIVATE SALES SITES WILL BE HIT WITH RESTRICTIONS THEY HAVE NEVER FACED WHICH IS GOOD FOR LAWFUL AGENTS

We have found that a good relationship with tenants is the key to a smooth-running tenancy.  As Property Managers this relationship is our job.  It is important that the tenants should feel comfortable in their new home, and that they are receiving value for their money.  It follows therefore that a well maintained property in a good decorative order will go towards this, whilst also achieving a higher rental figure.  Tenants are also more inclined to treat such a property with greater respect.
Electrical, gas plumbing, waste, central heating and hot water systems must be safe, sound and in good working order.  Repairs and maintenance are at the Landlords expense unless misuse can be established.  Interior decorations should be in good condition and preferably plain, light and neutral.
Gardens should be left neat, tidy and rubbish free, with any lawns cut.  Tenants are required to maintain the gardens to a reasonable standard, provided they are left the necessary tools.  However, few tenants are experienced gardeners, and if you value your garden, or if it is particularly large, you may wish us to arrange visits by our regular gardener.
At the commencement of the tenancy the property must be in thoroughly clean condition, and at the end of each tenancy it is the tenant`s responsibility to leave the property in a similar condition, allowing for fair wear and tear.

Our very own Julie Gordon has been invited to write an editorial piece for this year`s Parliamentary Review, out this month, discussing the market conditions in our area. The magazine, which has a Foreword by the Prime Minister, reviews the past year in the Property Industry with comments from a variety of professionals and is published by Westminster Publications. Julie received an invitation to participate in the publication in spring of 2018 and the editorial was written in September. Participation is by invitation only so we feel both humbled and proud to have been asked.

To mark the release of The Parliamentary Review, Westminster Publications will be hosting a gala evening to celebrate the success and hard work of everyone who made the 2019 Review possible – so look out for our Twitter feed on the 27th March! The evening will include speeches from notable parliamentary figures and Julie has been invited to join the celebrations – an exciting first for Gordon &amp; Rumsby!

We are thrilled to have been invited to take part, especially considering the number of other, larger agents throughout the country who could have been asked. It`s a very positive thing, as a small independent agent, to have a voice in such a prestigious publication.

It is also worth noting that some London boroughs are taking up to 180 working days!&lt;br /&gt;&lt;br /&gt;- Mortgage Offers are typically taking 40-50 working days on average&lt;br /&gt;&lt;br /&gt;- Across the board, the industry is seeing 3 x more buyers than EVER before&lt;br /&gt;&lt;br /&gt;- Office of National Statistics says that there has been an increase (Feb 20 - 21) in Sold properties (Completions) by 8.7% although this is likely to be closer to 10% as doesn`t take into account "Sale Agreed" properties&lt;br /&gt;&lt;br /&gt;- COVID 19 Guidelines remain in place&lt;br /&gt;&lt;br /&gt;- Overall, our industry is now beginning to see a rise in new market appraisals and instructions, therefore the high pressure situation a lot of people have found themselves in over the past year should be starting to ease as we see more properties come to market. As has often been the case this past year or so, we were met with very strong competition for a new and appealing property and so, went about our usual way of handling matters: as efficiently and fairly as possible. What we didn`t yet know, was that the journey we would go on with this particular sale would lead us to realise an even more appealing way of dealing with things, that would improve the experiences of everyone involved. &lt;br /&gt; &lt;br /&gt;As soon as we launched the property details online, the phone began to ring; virtually every other call was about this particular property. We began viewings almost immediately and each day we carried out a minimum of 3 and a maximum of 8 viewings. We stopped viewings on the Saturday, after just under two weeks of marketing, for the sake of our vendor as well as ourselves (I had been contemplating camping out in the garden!). During this brief period, we had shown 45 potential buyers around the property.&lt;br /&gt;&lt;br /&gt;The next challenge was managing the sheer volume of serious interest – after 45 viewings, we had received 14 offers. So, what next? Throughout this crazy year, we (like many other estate agents) have been conducting a `Best and Final Offers` process as, generally, it has seemed to be the most fair way of dealing with multiple offers, whilst avoiding the infamous `bidding war` scenario. However, on explaining this to all interested parties, we were met with disappointment and concern followed by the surprisingly unanimous responses of: `We hate best and finals!`. &lt;br /&gt;&lt;br /&gt;Naturally, this reaction was something that I felt required some serious thought. So, I sat down to consider the options and came up with an idea: what if we allowed full disclosure of offers throughout the process? It would place everyone on an level playing field and promote clear and transparent communication. Having discussed the idea with our seller for approval, we set aside a day and began the process of contacting all the buyers with a guide as to how it would work.&lt;br /&gt;&lt;br /&gt;With all parties on board, I spent the allocated day making calls to each buyer, advising them of the current highest bid and giving the opportunity to increase their offer. The process took most of the day but, by 5pm, we had four finalists who all decided to stick at the same figure. All were in a strong position to proceed which was a great outcome but also then left our seller with a difficult decision to make. A little while later, the sale was agreed.&lt;br /&gt;&lt;br /&gt;As always in these situations, there were many disappointed people but the noticeable difference was in the feedback that followed. We found that prospective buyers felt much better about the process than they would have done if we had requested best and final offers. Those who had experienced this previously explained that they felt as though they were going in `blind` with offers and were left feeling unsure and anxious as to whether or not they had made the right call. Doing things differently meant that, despite not securing the property, they were given the choice and were able to make informed decisions throughout which resulted in a smoother and less stressful experience.  &lt;br /&gt;&lt;br /&gt;I was delighted with one particular email that I received the day after the bidding – we have kindly been given permission to share what was said:&lt;br /&gt;&lt;br /&gt;`I`d also like to place on record that, not only did you serve your client`s best interests extremely well, but also those of us who were on the other side of the net as potential buyers. The telephone auction process you ran gave everyone the best chance of expressing our own wishes and to ask questions as the bidding progressed. I wish more Estate Agents would use this alternative to the ‘Best and Final Offer` system. Your professionalism and empathy for all the parties involved are much appreciated.`&lt;br /&gt;&lt;br /&gt;Something I have learned over the years and, this experience has served as a welcome reminder for me, is the importance of flexibility when required as well as the openness to think outside the box from time to time. The business of selling property is rarely quick or easy these days and often fraught with difficulties. It is an odd system, with no one person (or organisation) in control and that can be the hardest part; lack of control or certainty. Buying and selling is seldom stress-free but what we can control, as Estate Agents, is how we help to put things into perspective and support our clients throughout. Well, I have written a little market update in the hope of passing on information which I hope you will find interesting.&lt;br /&gt;&lt;br /&gt;As some of you may know, it has been horribly quiet this year and the market is pretty tough. We have seen markets like this before and no doubt will see it again in the future but for now, how can we adjust?&lt;br /&gt;&lt;br /&gt;So, our problem is one of imbalance. There are far more properties on the market than there are buyers in a position to do anything about it. The last time the property stock levels were this high was in 2019 but at that time, the economy was in a better state, mortgage rates were low and we had plenty of buyers, so there was a good balance.&lt;br /&gt;&lt;br /&gt;Since then, we have had Covid, the Ukraine war and resulting energy price increases, bank interest rate hikes and now on top of all that, the Middle East problems, Donald Trump (!) and a new UK government.&lt;br /&gt;&lt;br /&gt;The last of these (new government) have made significant changes to a number of things which are now affecting the market significantly. These are:-&lt;br /&gt;1. increase in stamp duty for first time buyers and everyone else.&lt;br /&gt;2. further increase in second home stamp duty to an extra 5%&lt;br /&gt;3. proposed changes to the EPCs required for rental properties&lt;br /&gt;4. changes now implemented for landlords on rental properties&lt;br /&gt;5. double council tax on second homes&lt;br /&gt;&lt;br /&gt;Earlier in the year, we saw an increase in First Time Buyers entering the market countrywide, to try to beat the stamp duty changes. After March, that activity ceased as the deadline had passed and we saw considerable decline in buyer activity.&lt;br /&gt;&lt;br /&gt;With landlords leaving the rental market in numbers and people selling second homes adding to those who are trying to sell, we have an ever increasing number of properties coming to market. This has resulted in many properties reducing their asking prices and most now coming to market at lower prices than last year.&lt;br /&gt;&lt;br /&gt;We have agreed some sales over the past few months, as a percentage of the property stock will always sell but many vendors are feeling frustrated with the lack of activity (We are too!) and who can blame them. &lt;br /&gt;&lt;br /&gt;In addition to this, we are seeing an awful lot of agreed sales falling through, so that`s not good news either.&lt;br /&gt;&lt;br /&gt;There is some hope on the horizon though, if you have the resilience to wait it out.&lt;br /&gt;&lt;br /&gt;Some of the properties that have been on the market a long time are starting to be withdrawn, with some sellers deciding to give up and wait until next year. If this continues to happen and the numbers coming off market grows, then those still in the market will find an increase in activity as a better balance returns.&lt;br /&gt;&lt;br /&gt;The other thing that could happen is that the government may start looking at some of the policies and consider making changes. I only mention this because a good number of celebrities and bloggers (people like Kirsty Allsop) are making some noise about the slow down in the property market and how this will impact the economy.
