It follows therefore that a well maintained property in a good decorative order will go towards this, whilst also achieving a higher rental figure. Tenants are also more inclined to treat such a property with greater respect. Electrical, gas plumbing, waste, central heating and hot water systems must be safe, sound and in good working order. Repairs and maintenance are at the Landlords expense unless misuse can be established. Interior decorations should be in good condition and preferably plain, light and neutral. Gardens should be left neat, tidy and rubbish free, with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard, provided they are left the necessary tools. However, few tenants are experienced gardeners, and if you value your garden, or if it is particularly large, you may wish us to arrange visits by our regular gardener. At the commencement of the tenancy the property must be in thoroughly clean condition, and at the end of each tenancy it is the tenant`s responsibility to leave the property in a similar condition, allowing for fair wear and tear.

The Importance of Having an Inventory

It is most important that an inventory of contents and schedule of condition be prepared in order to avoid misunderstanding or dispute at the end of a tenancy. Some landlords do not feel the need to have an up to date inventory in place but without such safeguards it will be impossible for the landlord to prove any loss, damage, or significant deterioration of the property or contents. It is also advisable for the inventory to be prepared by an independent company rather than by your own letting agent in order to avoid any conflict of interest - your letting agent could be seen to be bias towards the landlord which could weaken any claims by the landlord for dilapidations against the property at the end of the tenancy. Where possible photographs should be taken and included with the inventory and schedule of condition to aid clarity of condition.

On Saturday 7th May, we were pleased to be present at the Colyton Grammar School Annual Garden and Food Fair. We have been pleased to support this event for the past few years and this year we had a small table where we offered a plant raflle. We bought 4 lovely plants from the Colyton Garden Shop - a small Lilac tree, a fragrant climbing Jasmine, a pretty shrub rose and a Geum. The raffle made a little extra for the school and the winners were very pleased with their plants. It was a well attended event with arund 1000 people through the doors this year. Well done to the Grammar School for a well organised and successful event.

When the Going Gets Tough...

The Gordon`s weekend took an unexpectedly happy turn on Saturday when we were lucky enough to get last minute tickets to see Billy Ocean at Cricket St Thomas. This was mainly due to my husbands sneaky cheek along along with the fact that a very good friend of ours worked with Billy Ocean back in the day. On top of seeing a great gig - he and his band were awsome, we had the added bonus of being able to meet him later on. What a lovely man he is! A wonderful voice - didn`t miss a note, a true professional, and a great showman. All in all, a very memorable weekend. P.S. So sorry to our friends that I have cropped from the photo to make it the right shape! It would have appeared stretched otherwise and I couldn`t do that to Mr Ocean.

We have some exciting news! Our very own Julie Gordon has been invited to write an editorial piece for this year`s Parliamentary Review, out this month, discussing the market conditions in our area. The magazine, which has a Foreword by the Prime Minister, reviews the past year in the Property Industry with comments from a variety of professionals and is published by Westminster Publications. Julie received an invitation to participate in the publication in spring of 2018 and the editorial was written in September. Participation is by invitation only so we feel both humbled and proud to have been asked. To mark the release of The Parliamentary Review, Westminster Publications will be hosting a gala evening to celebrate the success and hard work of everyone who made the 2019 Review possible – so look out for our Twitter feed on the 27th March! The evening will include speeches from notable parliamentary figures and Julie has been invited to join the celebrations – an exciting first for Gordon & Rumsby! Signs of Property Market Recovery

Mortgage completions for first-time buyers, home movers and landlords ended last year on the rise.

Data from trade body UK Finance shows there were 29,490 first-time buyer mortgages completed in December, up 0.3% annually, while the number of home mover loans increased 3.2% to 29,400 compared with a year before.

There were 5,700 new buy-to-let home purchase mortgages completed in December 2019, up 3.6% annually.

Commenting on the figures, Sam Harhat, head of financial services at Andrews Property Group, said: `This latest data shows that chaos can often be a catalyst for action.

`While the closing stages of 2019 were among the most volatile for decades politically, many people decided to cut their losses and move home before any further potential upheaval.

`There`s a sense that first-time buyers were particularly wary that if our departure from the EU didn`t bring the roof in, they could soon be left behind.

`Fears of Brexit ultimately proving benign and the market rebounding caused many first-time buyers to make their move in 2019.

`What`s also encouraging is that buy-to-let completions were also up on the previous year. The buy-to-let market appears to have stabilised and is showing it has got fight left in it yet.

`Since the second half of January, the new climate of political certainty has unleashed a lot of pent-up demand.

`Mortgage approvals look set to continue to pick up during the Spring, with the aspirational buyers that have been missing for so long taking up the slack.`

Message to Clients Re Covid-19 Situation

Following our first 3 weeks of social distancing, we have all adjusted to living and working in very strange conditions. Gordon and Rumsby has adjusted too and I (Julie) have adopted a pattern of working from home with a once a week visit to the office. Our work is considered non-essential of course and so we are unable to offer physical visits to property at this time. Before lock down, we were able to carry out some video tours on a few empty properties and these have been uploaded to our website and can also be accessed through Rightmove and Zoopla. The internet activity has increased with people having more time on their hands and so most properties are being viewed more frequently on-line. I am more than happy to answer questions on properties that we are marketing and can provide advice if you are thinking of selling. For anyone confident with the technology available, I would be happy to join in with on-line face to face meetings whereby, I may be able to provide virtual valuations if required. For sales already agreed, the Conveyancing is continuing successfully and some lenders are accepting virtual mortgage valuations. I have attended a good many webinars within the industry to keep up to date with legal guidelines as well as providing ideas for making the best of the situation.

Covid-19 Safety Update - Please read!

Hello Everyone and welcome to another enthralling chapter of "Please Respect the Covid Rules"! We would very much appreciate it if you kindly read the below updated information and Propertymark Guidelines before arranging a viewing or valuation.

We are now carrying out viewings* and valuations again and we are very busy! Though certain restrictions are being relaxed, we are still in the midst of a pandemic and therefore will be continuing to remain vigilant and strict when it comes to adhering to safety guidelines – now is not the time to get complacent. We kindly remind you that the below terms are non-negotiable! Please remember that they are in place to keep you, our vendors and our staff as safe as possible during these unpredictable and difficult times.

If you want to arrange a viewing, you will be asked a series of questions and you will need to bring your own mask or face covering to wear whilst inside any property. These can be removed when outside. You will be asked to use hand sanitizer prior to entering a property (we will have this for you to use if you don`t have your own). A maximum of two people will be allowed to view at any one time and we will ask you to maintain social distancing and to avoid touching anything within properties as much as possible.

If you require a Valuation, we are able to carry these out following similar protocol. We will ask you to remain either outside or in one room whilst we look around the property to be valued and to open as many doors and windows as possible in preparation to allow good air flow and minimise the need for us to open internal doors. The member of staff attending will wear a face mask and also use hand sanitizer.

Please also bear in mind that we have to leave more time between appointments at the moment so we are able to accommodate less than we usually would. Please try to give us plenty of notice when booking to avoid disappointment. Your patience with regard to this is much appreciated.

So, what`s going on? We`ve got a few industry insights for you...

We recently had an industry update from our governing body (NAEA Propertymark), discussing the latest on what is happening within our industry at the moment. We found it very interesting, so thought we would share some of the facts and figures with you to help guide your through buying or selling at this time.

This information comes from the recent NAEA Propertymark Market Update Webinar, led by industry members, professionals and conveyancers.

- Local area searches for East Devon are taking approximately 6 working days whereas West Dorset searches are taking as long as 70 working days. It is also worth noting that some London boroughs are taking up to 180 working days!

- Mortgage Offers are typically taking 40-50 working days on average

- Across the board, the industry is seeing 3 x more buyers than EVER before

- Office of National Statistics says that there has been an increase (Feb 20 - 21) in Sold properties (Completions) by 8.7% although this is likely to be closer to 10% as doesn`t take into account "Sale Agreed" properties

- COVID 19 Guidelines remain in place

- Overall, our industry is now beginning to see a rise in new market appraisals and instructions, therefore the high pressure situation a lot of people have found themselves in over the past year should be starting to ease as we see more properties come to market. Things are gradually starting to balance out again - thank goodness!

A Different Experience?

I`d like to share an interesting experience that we had recently when selling a house in Offwell. As has often been the case this past year or so, we were met with very strong competition for a new and appealing property and so, went about our usual way of handling matters: as efficiently and fairly as possible. What we didn`t yet know, was that the journey we would go on with this particular sale would lead us to realise an even more appealing way of dealing with things, that would improve the experiences of everyone involved.

As soon as we launched the property details online, the phone began to ring; virtually every other call was about this particular property. We began viewings almost immediately and each day we carried out a minimum of 3 and a maximum of 8 viewings. We stopped viewings on the Saturday, after just under two weeks of marketing, for the sake of our vendor as well as ourselves (I had been contemplating camping out in the garden!). During this brief period, we had shown 45 potential buyers around the property.

The next challenge was managing the sheer volume of serious interest – after 45 viewings, we had received 14 offers. So, what next? Throughout this crazy year, we (like many other estate agents) have been conducting a `Best and Final Offers` process as, generally, it has seemed to be the most fair way of dealing with multiple offers, whilst avoiding the infamous `bidding war` scenario. However, on explaining this to all interested parties, we were met with disappointment and concern followed by the surprisingly unanimous responses of: `We hate best and finals!`.

Naturally, this reaction was something that I felt required some serious thought. So, I sat down to consider the options and came up with an idea: what if we allowed full disclosure of offers throughout the process? It would place everyone on an level playing field and promote clear and transparent communication. Having discussed the idea with our seller for approval, we set aside a day and began the process of contacting all the buyers with a guide as to how it would work.

With all parties on board, I spent the allocated day making calls to each buyer, advising them of the current highest bid and giving the opportunity to increase their offer. The process took most of the day but, by 5pm, we had four finalists who all decided to stick at the same figure. All were in a strong position to proceed which was a great outcome but also then left our seller with a difficult decision to make. A little while later, the sale was agreed.

As always in these situations, there were many disappointed people but the noticeable difference was in the feedback that followed. We found that prospective buyers felt much better about the process than they would have done if we had requested best and final offers. Those who had experienced this previously explained that they felt as though they were going in `blind` with offers and were left feeling unsure and anxious as to whether or not they had made the right call. Doing things differently meant that, despite not securing the property, they were given the choice and were able to make informed decisions throughout which resulted in a smoother and less stressful experience.

I was delighted with one particular email that I received the day after the bidding – we have kindly been given permission to share what was said:

`I`d also like to place on record that, not only did you serve your client`s best interests extremely well, but also those of us who were on the other side of the net as potential buyers. The telephone auction process you ran gave everyone the best chance of expressing our own wishes and to ask questions as the bidding progressed. I wish more Estate Agents would use this alternative to the ‘Best and Final Offer` system. Your professionalism and empathy for all the parties involved are much appreciated.`

Something I have learned over the years and, this experience has served as a welcome reminder for me, is the importance of flexibility when required as well as the openness to think outside the box from time to time. The business of selling property is rarely quick or easy these days and often fraught with difficulties. It is an odd system, with no one person (or organisation) in control and that can be the hardest part; lack of control or certainty. Buying and selling is seldom stress-free but what we can control, as Estate Agents, is how we help to put things into perspective and support our clients throughout. There is a solution to every problem, we just have to work together and remind ourselves that it is a shared goal that we work towards.

10 Years in Colyton!

Someone asked me recently how long we have been operating, so I quickly said, well we established G&R in January 2009 and I opened an office in Colyton in 2012. Then I quickly realised that it was 8th March 2012 that I first took the small office next to the pharmacy. Since then I have moved twice within the town, to larger premises. Now we are in the former Lloyds bank and very happy to stay here. So, happy 10 year anniversary to us!

Macmillan Coffe Morning

This year we are once again supporting the Macmillan Coffee Morning and are having ours a little early. The date is set for Tuesdat 16th August at 11am. There will be cakes to enjoy with a cuppa or to take away if you prefer. We will be having a raffle too with a bottle of Lyme Bay Winery fizz as the main prize. With it having been so hot, we will have some cold drinks available too. All are welcome and we look forward to seeing you at the office in Market Place on Tuesday. The picture of is our last one - it seems an age ago. We have moved office and had one or two staff changes since then too!

After a long and very fraught sale, we were delighted to received some lovely flowers and yummy chocs today from our client. This sale was challenging for us all and very stressful for the sellers. Thank goodness we got to the finish line in the end.

Great Start to 2024

Following the Festive break and a pretty poor year in the housing market throughout 2023, the New Year has come in with a blast!
We have agreed good numbers of sales for January and find that we are booking plenty of valuations and listing new properties for sale. Buyers are coming back with more confidence to the market and it looks like the first half of this year could be a good 6 months. Fingers crossed!!

Summer 2025 Market Update

Many of you may be wondering what on earth is going on in the property market at the moment. Well, I have written a little market update in the hope of passing on information which I hope you will find interesting.

As some of you may know, it has been horribly quiet this year and the market is pretty tough. We have seen markets like this before and no doubt will see it again in the future but for now, how can we adjust?

So, our problem is one of imbalance. There are far more properties on the market than there are buyers in a position to do anything about it. The last time the property stock levels were this high was in 2019 but at that time, the economy was in a better state, mortgage rates were low and we had plenty of buyers, so there was a good balance.

Since then, we have had Covid, the Ukraine war and resulting energy price increases, bank interest rate hikes and now on top of all that, the Middle East problems, Donald Trump (!) and a new UK government.

The last of these (new government) have made significant changes to a number of things which are now affecting the market significantly. These are:-
1. increase in stamp duty for first time buyers and everyone else.
2. further increase in second home stamp duty to an extra 5%
3. proposed changes to the EPCs required for rental properties
4. changes now implemented for landlords on rental properties
5. double council tax on second homes

Earlier in the year, we saw an increase in First Time Buyers entering the market countrywide, to try to beat the stamp duty changes. After March, that activity ceased as the deadline had passed and we saw considerable decline in buyer activity.

With landlords leaving the rental market in numbers and people selling second homes adding to those who are trying to sell, we have an ever increasing number of properties coming to market. This has resulted in many properties reducing their asking prices and most now coming to market at lower prices than last year.

We have agreed some sales over the past few months, as a percentage of the property stock will always sell but many vendors are feeling frustrated with the lack of activity (We are too!) and who can blame them.

In addition to this, we are seeing an awful lot of agreed sales falling through, so that`s not good news either.

There is some hope on the horizon though, if you have the resilience to wait it out.

Some of the properties that have been on the market a long time are starting to be withdrawn, with some sellers deciding to give up and wait until next year. If this continues to happen and the numbers coming off market grows, then those still in the market will find an increase in activity as a better balance returns.

The other thing that could happen is that the government may start looking at some of the policies and consider making changes. I only mention this because a good number of celebrities and bloggers (people like Kirsty Allsop) are making some noise about the slow down in the property market and how this will impact the economy. We can only hope that the government will take note.

Like it or not, much of our economy revolves around the housing market, so it has an important part to play.

Well, we have had another strange year, with a falling market and stagnation caused mainly by the announcement of the late Autumn budget. Now that it is over and the Festive season is upon us, most people are turning their thoughts to Christmas. We have had a surprisingly good end to the year with sales agreed throughout December, the best in our history.

We hope that January may be the start of a more stable time, not just for the UK but for all the people overseas that are affected by war.

We wish you all a lovely holiday season, here`s to 2026 bringing us all good health and happiness.

Opening Hours: The office will be closed from 5pm on Tuesday 23rd December and will re-open on Monday 29th 10am to 2pm. Tuesday 30th and Wednesday 31st 10am to 2pm. These three days will be operated with only one person. Thursday 1st January - closed. Normal Hours resume Friday 2nd January 2026.
