A substantial, thatched house of 1,620 sq ft (inc garage) in the heart of Thorncombe, built in 1997 by C G Fry and Son the long established Dorset firm chosen by the Duchy of Cornwall to build Poundbury and winners of numerous NHBC Pride in the Job Awards.
It offers what few thatched properties can: the character of a period property with none of the usual compromises. As the house dates from 1997 is it not a listed building, and behind the thatch is modern construction with fire prevention measures, full insulation, double glazing and central heating throughout. The roof was completely re-thatched in 2018.
The house is an end of terrace (just a short terrace of 3 homes), and effectively semi-detached, sitting on a wider plot with a larger garden than many of its neighbours. The accommodation is arranged over two floors and extends to four bedrooms, with en-suite to the principal bedroom, a family bathroom and spacious part-galleried landing. On the ground floor, is an entrance hall, cloakroom, a good sized lounge with fireplace and French doors opening to a conservatory, a separate dining room, a kitchen/breakfast room and a utility room. Two of the bedrooms enjoy easterly views towards open countryside and distant hills.
Situated in the heart of the village, the property is just a short walk from the community-run shop and café, as well as being close to the village school and hall.
The garden is particularly delightful, having been thoughtfully divided into a number of distinct areas, including a rose garden, an area for growing fruit and vegetables, a small pond and a trellis arch leading through to a further planting area. There is also a good area of lawn and a summer house. A path leads to the rear of the garden, where there is a personnel door providing access to the double garage, which benefits from power and light. A garden gate gives access to the rear driveway, which is shared with neighbouring properties.
The windows are the original wooden double-glazed units, with the exception of the conservatory, which has uPVC double glazing. They have been well maintained and regularly painted. Oil-fired central heating provides warmth throughout via radiators.
Thorncombe village lies in the western corner of Dorset close to the Devon and Somerset borders and just 11 miles inland from the popular seaside resort of Lyme Regis on the Jurassic coast. The nearest towns are Chard and Crewkerne (both just over 6 miles away) and the seaside town of Lyme Regis is just 11 miles to the south. The area has been designated as one of Outstanding Natural Beauty and the village itself has a very strong community with many local clubs on offer and an excellent community run shop/PO/café as well as a First Responders team. There are numerous footpaths available from the doorstep and the famous Forde Abbey and gardens is just a mile down the road. To find out more, please visit the Thorncombe website.
